Tips for Sellers-There are 3 things that will sell your home. A good agent, the right price and appealing property condition. It is important to put a lot of though into these areas. Any shortcuts here are likely to negatively affect your sale.

 

Your agent- It is never a bad idea to interview more than one agent. Selling a home can be an emotional process and it is important to find a personality that makes you feel comfortable. Look for an agent that has a good marketing plan and has done their homework. What types of comps support their price? Are they in your neighborhood and at least 6 months current? Do they have similar features and square footage? It is important that your agent brings comps for sold, active and pending listings. Sold listings are proof of what the market will bear, while active listings will be your competition. Listings that have gone pending in a very short amount of time were well priced to begin with. Does your agent return phone calls promptly and follow through on commitments? If this does not happen with you than it is unlikely to happen with your buyers. Ask if they are a Realtor, about half the agents out there are not. Only use a Realtor, they are at the top of their field.

 

The right price- I cannot stress enough how important this is. Houses that are priced right in the beginning will sell for the highest possible price in the shortest amount of time. If you knowingly overprice your home to see if someone will come along, you are likely to scare off well qualified, potential buyers that are savvy to current market conditions. It is essential that you are as impartial as your buyer when pricing the home. Just because you spent money customizing your home to your taste that may not translate into added value for your buyer. They will probably want to do their own customizing after they move in.


A home receives the highest amount of traffic in its first 2 weeks on the market. When you miss out on that time you put yourself at a serious disadvantage. Remember, your house is only worth what someone is willing to pay. This means that ultimately the buyer sets the price, not the seller. If your home is priced below market, than you will probably receive multiple offers for over your asking price. Again, the buyer controls the market and is savvy to current conditions. They have seen your competition and picked your home. If your price is higher than a comparable home down the street than your buyer knows that they can simply move on. Be careful not to pick the agent that tells you they will get the highest price without the data to back it up. Closely review any comps that you are given.

 

Property condition- While any property will sell if priced right for its condition, properties that are clean and clutter free, with neutral d├ęcor and updated features will always sell more quickly. Landscaping is equally important and should not be overlooked. Money spent on staging should pay for itself and then some.

 

Having your house available for show should be considered part of its condition. The more available it is, the more traffic you will get. Allow your agent to hold as many open houses as they can and put a lock box on your property. Keep your home in show ready conditions at all times. If your property is tenant occupied it is advisable to wait until it is vacant to put it on the market. A tenant will never be as motivated as you are to sell your home.
