While there are no set commission rates 6% is the industry standard. Many people assume that the entire amount is going to the agent they hire. This is not true. First the commission is split 50/50 between the buyers and sellers agent. From there, each agent splits their share 50/50 with their broker. The person you hire only receives 1.5% of the sale price. Listings that offer less than 3% to the buyer’s side are guaranteed to get less traffic. With this money agents print fliers and mailers to market your home, put your listing in the MLS, advertise in local papers and hang a sign on your property. You are also paying for the time they invest to prepare your home for sale, and all the time invested while it is on the market, through negotiations and finally to closing the deal. This involves setting up and being present for inspections, staging, holding open houses and broker tours. Also attending local meetings and pitching the property to other agents. Working on contracts and negotiating takes more unseen time. An agent’s expertise in this area is invaluable to you. While there are discount agents out there-BEWARE. With out the necessary funds to do these things, they are likely to skimp on some of them. Remember, you get what you pay for! If your goal is to sell your home for the highest possible price, in the shortest amount of time, than hiring a qualified Realtor and paying them to do their job is the best way to obtain this.

 

For Sale by Owners: There is a common thought by owners wishing to sell their own home, that they will save money by not paying a commission. The fact is that they will still need to offer the buyers agent a commission, typically 3% to generate the most amount of traffic. Even with a full commission many agents shy away from owner sellers. They know they will have to do double the work as most sellers do not have access to, or knowledge of, the standard forms and disclosures. In the case of a dispute private sellers do not have the insurance Realtors do, typically a 1 million dollar policy. They also do not have access to the free mediation and arbitration that Realtors get through their board. Another misconception is that the seller will find an unrepresented buyer, and they will just do the deal amongst themselves. Not only is this very rare, it is inadvisable. Buying or selling a home is one of the largest legal transactions that many people make in a lifetime. To go through that with no legal protection is very high risk. One of the main jobs of your Realtor is to limit your liability to as little as possible. The California Association of Realtors contracts are backed by their lawyers. If a case ever goes to court over a CAR contract, CAR will go to court with you to defend it. These contracts are not available to individuals selling their own homes.

 

It has been proven that For Sale By Owner homes take longer to sell, and sell for less money. The best way to get the highest price, in the least amount of time, is to hire a professional. The commission will pay for itself when a qualified Realtor closes your sale.
